Location. While we're not ski in/ski out, we're on the most private neighborhood on Tenney Mountain. We have access to year round fun a short drive away. Experience both the lake life and moutain views in the same day.
Amenities. Plymouth, NH contains any modern amenity you could need: Hospital, grocery stores, general goods, restaurants, a University. And we're under two hours from major areas of MA, ME, and VT.

Pricing Information
Prices start at $275/night, plus a cleaning fee ($150) and are subject to seasonal changes and slight differences due to channel fees. Returning guests may book directly to avoid channel fees. Nightly rates plus cleaning fee are subject to NH's 8.5% Meals & Rooms tax.
We price based upon six occupants maximum. We can accommodate up to eight. Possibly more if children vs. adults. We do charge $25/Nightly for guests above six. This helps cover increased normal wear and tear and higher utility usage. Discounts are provided for non-refundable stays and week-long stays, though cleaning fee may be slightly higher on longer stays.

We try to be as transparent as possible with pricing, but you will notice differences between Airbnb and Vrbo. These listing platforms provide several benefits to you and us (required for first stays). If you cancel, the platforms have more forgiving cancellation policies than we can afford to provide with direct bookings. In the event of accidental damage, the platforms provide a third party intermediary to help us reach agreement on repairs and costs. If for some reason you are unhappy with us, each listing platform has a customer support process.
These features are all important when we are first establishing a customer relationship. After you've had a successful stay with us, we are willing to transition to a direct stay for future stays. The main difference is the total cost to you is typically cheaper as there is no fee to the listing platform.
Airbnb typically charges the guest a larger service fee than Vrbo. Vrbo takes a much larger percentage from us as a commission in order to provide some of the aforementioned features. Airbnb has a feature for non-refundable bookings where we provide an automatic discount, approximately 10% off the nightly rate. You are welcome to shop both platforms for your stay and choose the best option that works for you. Holidays and high demand dates will typically be more expensive than the quieter times of the year. What you'll need
The Brookside Getaway includes a reasonable supply of towels, linens, and toilet paper/paper towels for your stay. We do not supply beach towels; therefore, if you plan to swim in a local pond, lake, or river, please bring a set of beach towels and water shoes.
Our kitchen is stocked with a variety of pots & pans, small appliances, and a full size fridge, range, microwave, and oven. Limited basic cooking supplies are available, including some oils and salt/spices. A Market Basket, a Hannaford, and a Walmart Supercenter are all within 15 minutes of the Brookside Getaway.
We are non smoking. If you smoke, butts must be extinguished on the driveway and carried out when you leave. No smoking or vaping in the house. Guest is responsible for forest fire remediation and rescue costs if the fire is determined to be the result of the guest.
Cleaning Information
The cleaning fee charge directly covers the base cleaning charges that allow us to launder all linens and towels, remake all beds, dust/vacuum/mop the house, purchase cleaning supplies and detergents, tidy up the kitchen, etc. It also covers removing normal trash from the property after your stay. This process takes more than several hours per stay.
What makes us different from a hotel or suite stay is that it is a lot more labor intensive to turn an entire home between guests. If we put this cleaning fee into the nightly rate, it would make the rates much more expensive. Therefore, while the listing platforms are now providing total price comparisions (to make it easier for you as a customer to shop), we believe in the transparency of what this fee is providing. We form a long term business relationship with local cleaners - your stay at the Brookside Getaway directly contributes to the local economy and NH residents.
We do not expect you to clean the house prior to leaving but we do have several simple check out procedures - leave used beds unmade. Leave towels on the center of the bathroom floors. Sort recyclables from regular trash (extra bins and bags supplied). Lock windows and doors. Fill the dishwasher and start it (if any dishes were used). These shouldn't take much time and help prevent pests like mice. We don't expect you to: sweep/vacuum, make beds, put away dishes, fold towels, etc.
While rare, we will surchage for extra messy situations. For example, if we discover more guests stayed than originally booked, the extra guest fee would have helped with the increased cleaning load. Therefore, we have to surcharge after the stay for this. If trash isn't bagged and sorted, we have to pay for someone to do this as the transfer station will reject the load. Or if spills and messes are left on upholstery, carpets, sheets, etc. there may be a surcharge. We aim to be as fair as possible-we already perform a regular cycling and replacement of all linens and towels as normal wear and tear is expected.
Getting to us - Driving notes
A SUV or vehicle with sufficient ground clearance. Access to Brookside Getaway is mostly via an older but drivable paved road and a reasonably maintained dirt road. The final short stretch near the Resort is rough and may require driving slowly or using a vehicle with decent ground clearance—sedans like a Prius or Civic may bottom out. In winter, AWD, 4x4, or winter tires are essential unless you're highly experienced with snow chains. EVs are welcome, but we do not yet offer charging on-site.
If you're feeling adventurous, you can use Melvin Rd. to get to us. The road is steep, large bumps, but has that "off road" experience. Otherwise, enter the main resort entrance just up the road on Mayhew Turnpike and follow the Davis Rd. loop. You will then turn down Tenney Montain Road where Sam Hall Dr. is on the right.
You must drive slowly when approaching the road. This a mountain road and not like a city street. The resort has plans to improve all infrastructure but this is likely several years out.
Tenney Mountain Resort
We're not affiliated with Tenney Mountain Resort, but it's close to our hearts—three generations of our family have skied here. The Brookside Getaway was one of the first homes built on the mountain during its early development. We're excited about the new owners' progress and ongoing improvements. Land Stewardship
The Brookside Getaway has its own water supply and sewer. The water comes from 400ft deep well and is filtered for sediment with an additional filter in the fridge for drinking water. You are welcome to drink water directly from the fridge or supply your own bottled water.
The onsite septic system consists of a tank and a drain field (the field is by the driveway and surrounded by boulders). Please do not drive or walk on the drain field. For those unfamiliar, the drain field allows oxygen and naturally occuring bacteria to break down human waste. Over time the water and nutrients from the system percolate into the ground, creating a self sustaining system.
The septic system can only accommodate human waste, toilet paper, and drain water from bathing. "Flushable" wipes, food, grease, etc. cannot be washed down into the septic system. It can cause harm, including clogged pipes and pumps.
For plantings around the property we have chosen native ground coverings, wildflower mixes, and grass mixes. While turf grasses may look more uniform, these natural coverings require no watering or fertilizer, they are also great at naturally stabilizing hills and reducing erosion. Our coverings will continue to evolve year to year as we are tweaking and improving different mixes (and departing from past non-native mixes), while also fighting invasives like wild roses. These plantings support many crickets, butterflies, grashoppers, small birds, and other bugs. If you stay during the summer to early fall you can hear all these creatures outside.
Why do we do all this? We run this place with a focus on self-reliance and respect. We want the water to stay clean, the soil to stay put, and the air to remain clear. We manage the property this way to ensure the Brookside Getaway stays wild, healthy, and beautiful for years to come.

House Features
The home is heated by a modern electric heat pump system and also hosts upgraded insulation and energy efficient windows. Wood pellets are encouraged to be used during the winter and are sourced from area milling operations. Modern wood appliances burn cleanly with little visible smoke and reduced emissions that are comparable to normal wood decay (as if the wood was left on the forest floor to decompose naturally).
All lighting is energy efficient LED, soft white lighting. Rooms include lamps, and the upstairs features many wall sconces for indirect light. Additionally, we have three lights (at your control) designed for soft night-time lighting - a stairwell sconce, a hallway sconce downstairs, and a foyer sconce upstairs.
Exterior lighting is automatically controlled. There are unobtrusive dusk to dawn dark-skies style downlights at exterior doors and illuminating the front of the garage (garage not accessible to guests). This style of lighting helps you see at night without disturbing the neighbors. Additionally, there is a motion activated spot light for when you pull into the driveway that helps illuminate both the driveway and the path to the emergency ground-level access door.
The deck contains an exterior light that provides some soft light. In the future we plan to improve this lighting to match the rest of the exterior dusk to dawn style lights. The attached sun room contains soft white string lights and also a ceiling fan with regular bulbs.
Each level of the home contains a combo smoke-carbon monoxide detector and alarm with battery backup. Each bedroom contains a smoke detector and alarm with battery backup. They are hardwired to eachother, therefore, if one activates, all will. There is an independent plug-in carbon monxide alarm in the pellet stove area, also with battery backup-to provide more redundancy. The pellet stove contains a pressure sensor (much like a gas furnace) that should shut down the stove in the event of an undesired operating condition.
In the event of a power outage, a backup battery unit provides up to a couple hours of internet connectivity (assuming the line wasn't severed by a branch). An additional unit provides emergency shutdown power for the pellet stove. Rechargable battery-powered flashlights are plugged in around the house and will activate automatically if power is lost. While some guests move these around between stays (so they all may not activate as designed), we periodically inspect and reposition these flashlights. Above the fridge is a battery powered (non-rechargeable) camping lantern.
Power Outages are rare but they do happen at least once annually. The typical experience is that they are resolved within 4-12 hours of occurrence. We are on a main power line so outages usually only happen with major tree or lightning events.
